For TIMBRA GmbH, BREMER Süd GmbH is delivering an innovative commercial development in Freiburg im Breisgau that combines logistics and parking facilities in a particularly efficient way. The project comprises a logistics warehouse with an integrated distribution centre, topped by a multi-storey car park, creating a forward-looking solution for the optimal use of valuable land resources.

The logistics facility provides approximately 7,000 m² of warehouse space, complemented by an additional mezzanine area of around 1,120 m². The multi-storey car park, measuring approximately 103 x 152 metres, is constructed above the warehouse structure and offers extensive parking capacity across a total parking area of around 42,000 m². The overall building footprint covers approximately 14,000 m².

Particular challenges arise from the complex structural design requirements. The project is being constructed in a seismic zone and therefore requires a specially engineered structural system to meet the highest standards of safety and stability. At the same time, TIMBRA is committed to a reduced-CO₂ construction approach, actively contributing to more sustainable commercial building development.

As the general contractor and precast concrete specialist, BREMER is responsible for the turnkey delivery of the project, including the design and construction of the precast structural system. With a planned construction period of approximately 15 months, a state-of-the-art logistics and parking facility will be completed by August 2027, combining functionality, space efficiency and sustainability in a single integrated concept.
