In the planning department, everything revolves around optimal preparation – tailored precisely to the requirements and wishes of the client. The aim is to get every project off the ground efficiently, on schedule and in compliance with regulations right from the start. BREMER's structured planning process lays the foundation for this and is divided into clearly defined phases with a firm focus on quality and feasibility.

From the initial idea to the final details – our structured planning process in four clearly defined phases

This includes an initial assessment, the definition of the client's requirements, objectives and wishes, and initial draft designs.

This includes the design of the building and the definition of the basic technical and functional requirements.

This comprises, for example, preparing building applications, taking environmental requirements into account, with building regulations.

This includes precise specifications of materials, construction methods, scheduling, cost planning, and the technical design of trades such as electrical installation, heating, ventilation, and air conditioning (HVAC). Execution and detailed planning form the basis for the subsequent construction work.

Architectural planner

In architecture, our planners are responsible for the conception, planning and design of our clients' construction projects. From the initial brainstorming and detailed planning to the continuous monitoring of the construction work

They work closely with builders, engineers and other experts to ensure that every construction project is functional, aesthetically pleasing, safe and implemented in accordance with all regulations.

At BREMER, architectural planners ideally join the project at the beginning (preliminary design phase) and are thus integrated into all service phases. This ensures efficient and reliable planning from an early stage. 

BIM (Building Information Modelling) modellers

Our BIM modellers are experts in the creation, management and maintenance of digital 3D models of construction projects. These BIM models contain not only geometric information, but also a wealth of additional details and data on the individual building elements and components. 

Our BREMER BIM modellers work with the latest software solutions and play an important role in the digital planning and construction process. 

Through their work, they ensure that construction projects are successfully planned and built and that the buildings can be efficiently maintained during operation. Precision, data integration and close cooperation with the planners are at the forefront of their work.

BIM – looking to the future with the client

The model also enables precise cost calculation and effective resource planning, as material quantities and labour requirements are recorded accurately. This allows us to reduce construction delays to a minimum. 

This contributes significantly to smooth communication and understanding – everyone involved sees the same model, and potential changes or adjustments to the design can be presented clearly and visually. Thanks to BIM, decisions are much easier for the client to make.

… (e.g. spatial conflicts between different building components) can be identified and resolved as early as the planning phase. This reduces unexpected additional costs and construction delays.

This increases transparency and ensures that all parties involved have access to the same information. The customer can check the progress of construction at any time and see whether their project is on schedule.

Even after construction has begun, changes can be easily made to the model and coordinated with those involved. The BIM model therefore offers flexibility in planning and implementation – a major advantage, especially for complex projects.

All relevant data on materials, machinery and technical systems is stored in the model, which significantly optimises the long-term operation of the building. By using BIM, we can also develop more sustainable solutions for our customers, as the 3D model supports a precise analysis of material consumption, energy efficiency and CO₂ emissions.

BIM as the basis for the digital twin

We use BIM models as the basis for our digital twins. A BIM model provides the geometric data and design information that is important for the digital twin. This means that the digital twin essentially starts with a BIM model and then evolves with real-time data and other external information.

The combination of BIM and digital twins makes it possible to optimise a building not only during the planning and construction phase, but also to continuously monitor and improve it during its operational and utilisation phase. While BIM serves as detailed planning and modelling tool, the digital twin complements this model with real-time data that is critical for effective management, maintenance and improvement of the building during operation. Together, they provide a holistic solution for the entire life cycle of a building.
