DPD parcel distribution centre in Kaiserslautern

Object description

The developer, Skipiol Immobilien GbR, has commissioned BREMER Karlsruhe GmbH to construct a new parcel distribution centre in Kaiserslautern for its future tenant, DPD.

The facility will be delivered with a BREEAM “Very Good” certification, ensuring high standards of sustainability and environmental performance. The building will be constructed on a site of approximately 31,000 m² and will comprise a 5,700 m² column-free warehouse, built using precast concrete construction, providing maximum operational flexibility.

The facility will feature 68 sectional loading doors and one high-speed door, designed to accommodate a wide range of vehicle types, from vans and 12-tonne trucks to jumbo swap bodies. Continuous rooflight bands above the loading doors will provide ample natural daylight, creating a pleasant working environment.

An office wing of approximately 750 m² will be integrated into the warehouse at ground-floor level. With a total gross floor area of approximately 6,500 m², the development will provide 154 jobs operating on a shift basis.

A photovoltaic system will be installed on the roof, while the roof itself will be designed as a green roof. In addition, the gable façade will incorporate a vertical greening system. The entire facility will be protected by a sprinkler system, with the sprinkler water tank installed underground outside the building.

The external works will include 29 EV charging points and 4 fast-charging stations to support the environmentally conscious operation of DPD’s vehicle fleet. These charging facilities will be installed directly by the tenant. The site will also provide a total of 81 car parking spaces and 26 bicycle parking spaces.

Construction commenced in mid-February 2025, with completion scheduled for the end of November 2025.

This is a technically complex project with a demanding construction programme and schedule.
