Object description
The logistics center is being built on a site area of approx. 44,100 m² for proportionate use by GROUP7, which is expanding its presence at strategically important locations with this project. The property also has additional rental areas that can be expanded individually and in line with requirements. The logistics hall with an area of 27,200 m² and an additional 3,600 m² of mezzanine space can be divided into up to six rental areas, which are intended for block or rack storage up to a storage height of 12.30 m as well as proportionate office use on the mezzanine levels. The supporting structure consists of prefabricated concrete elements that can also absorb the earthquake loads that occur. The main grid of the structure is 9.00 m, with bay widths of 18.00 to 27.00 m being bridged by means of support beams without columns. The roof level is formed by a conventional trapezoidal sheet membrane roof, while the outer walls are constructed using free-span insulated sandwich elements. The concrete floor, which is to be designed as a WHG area with foil sealing on approx. 8,500 m², is dimensioned as a load-bearing component according to performance classes. Access is via 36 ramp gates with hydraulic dock levellers and weather protection as well as 6 ground-level roller shutters. The facility is equipped with comprehensive sprinkler protection, which is fed from an above-ground tank. A special architectural feature is the cantilevered roof and wall sections on the gable ends, which are constructed using a combination of precast concrete elements and steel construction. In addition to the construction of the outdoor facilities, BREMER's scope of services also includes development and road construction measures in the public area.
