Object description
For client R+M Suttner, the refurbishment specialists from Paderborn comprehensively renovated and modernised an existing industrial property in Lemgo, while also expanding the site with a new precast reinforced concrete building.
On a 30,000 m² site, three existing warehouse buildings with a total gross floor area of 8,000 m² underwent a complete refurbishment. Over a 15-month construction period, the entire building envelope, including the roof, was replaced. All building services were also modernised and adapted to meet the requirements of the future use. In addition, the existing concrete floor slab of the warehouse was refurbished using a specialised repair method.
A three-storey office building with a footprint of 250 m² was completely stripped back and modernised. Following the refurbishment of the building envelope and technical building systems, the office interiors were fitted out to modern standards.
Expansion with New Precast Reinforced Concrete Buildings
Alongside the refurbishment works, a new 1,600 m² warehouse and a three-storey office building with a footprint of 380 m² were constructed using prefabricated reinforced concrete elements and delivered as turnkey buildings.
The external areas were also extensively upgraded. Green spaces, roads and paved areas were comprehensively refurbished, while new yard areas and modern loading and delivery zones were constructed in asphalt and concrete.
Special features
Durch die umfassende Sanierung erfüllt die Immobilie nun die Anforderungen des GEG. Zudem wurden Lüftungsanlagen mit Wärmerückgewinnung nachgerüstet, eine Wärmepumpe für das Bürogebäude integriert und eine leistungsstarke Photovoltaikanlage mit 500 kWp installiert, die grünen Strom für die Produktion liefert. Ergänzend wurde eine moderne Gebäudeautomation implementiert, die Beleuchtung auf energiesparende LED-Technik umgerüstet und eine Ladeinfrastruktur für Elektromobilität geschaffen.
