Object description

The Apfelböck Smyths Toys project in Wallersdorf was delivered by BREMER Stuttgart GmbH as the general contractor between July 2022 and February 2024. The project comprised a turnkey new-build development, including a large-scale logistics facility and a modern office building.

The logistics center consists of five warehouse sections with an impressive total gross floor area of approximately 50,700 m². In addition, a mezzanine level of around 5,000 m² provides further storage and operational space.

The development is complemented by a two-story office building and various staff and social facilities, covering approximately 1,200 m². Together, these elements form a state-of-the-art logistics and administrative complex.

Special features

A particular challenge of the project was the construction of one warehouse section as a high-bay warehouse, featuring a parapet height of 25.0 meters. This required highly precise planning and execution, especially with regard to structural engineering requirements and the seamless integration of the facility into the overall warehouse concept. In addition, the floor slabs were designed and constructed in accordance with Finite Element Method (FEM) specifications to meet the demanding load-bearing requirements of modern logistics operations.

The office and staff welfare areas are heated by an energy-efficient underfloor heating system supplied by air-to-water heat pumps. The warehouse areas, by contrast, are equipped with gas-fired radiant tube heaters, ensuring uniform and cost-effective heat distribution throughout the facility.

The project is distinguished by its functional architecture, technical complexity, and the successful completion of all works within a 15-month construction period, delivered on schedule and to a high standard of quality.
