Object description
BREMER Nord GmbH is modernising an existing office wing for J.P. Lange und Söhne GmbH in Hamburg-Veddel, which is directly adjacent to a warehouse. The aim is to comprehensively refurbish the building, make it accessible to all and adapt it to today’s technical and functional requirements. Once completed, a charity for people with disabilities, amongst others, will move into the premises.
Scope of the works:
The works involve a complete refurbishment of the office building, with extensive alterations to the existing structural framework. These include:
Demolition of the old office building roof and construction of a completely new roof structure with a photovoltaic system.
Partial demolition of the existing ceiling on the first floor and installation of a new ceiling structure.
Conversion of the second floor into a fully-fledged storey. Refurbishment of the entire façade, including a new curtain wall and energy-efficient windows.
Ensuring full accessibility, including the construction of a new lift shaft and lift. Extension of the adjacent warehouse by adding an additional storage room.
Special features
As is often the case with revitalisation of existing buildings, the actual conditions on site sometimes differ significantly from older building plans. These include, for example, sloping concrete floors, low ceiling heights, hidden damage or pipework that is no longer usable.
These particular circumstances required flexible adjustments to the planning, as well as ongoing coordination and practical solutions during the execution phase.
Furthermore, the building’s location in an industrial estate directly on the River Elbe presents a particular set of circumstances – not least due to logistical requirements and the transport of materials.
