Object description

In Renningen, the KALNI project was successfully delivered by BREMER Stuttgart GmbH. The development comprises a modern logistics facility with integrated office and staff welfare areas, distinguished by numerous sustainable and technical features. The new building was directly connected to an existing structure following the demolition of a former warehouse on the site. The asphalt removed during this process was fully incorporated into the new construction project in compliance with all relevant engineering and construction requirements.

The construction period for the new development was remarkably short, taking just nine months to complete. Following demolition works in February and March 2023, structural construction commenced in April and was completed by December of the same year. The ground floor provides a total footprint of approximately 6,500 m², of which around 6,100 m² is dedicated to warehouse space. An additional 1,060 m² of staff welfare facilities is located on the upper floor. The building measures approximately 120 metres in length, 82 metres in width, and has an overall height of 12.40 metres.

Particular emphasis was placed on the consistent implementation of sustainable construction and energy concepts. The building is heated entirely by a pellet-fuelled heating system and is equipped with a photovoltaic installation that covers on-site energy demand while feeding surplus electricity into the grid. An innovative GEOPROTEC infiltration trench system was installed for drainage purposes, collecting rainwater from the roof areas and discharging it into a nearby stream. Hardstanding and traffic areas are drained separately via a dedicated system incorporating a stormwater storage channel. In addition, a rainwater harvesting tank for greywater use was integrated into the development, while the floor slab was designed with a lowered section to provide firefighting water retention capacity.

The entire project, including planning permission documentation and the drainage application, was designed and managed by BREMER Stuttgart GmbH. In recognition of its sustainable design and construction approach, the property was awarded DGNB Gold Multi-Certification.
